We anxiously await your arrival! To insure that you are prepared for a great stay at Beachwalk we would like to remind you what is provided for you and what you will want to bring from home. Provided:

  • Linens and towels (# matches max. occupancy for each house)

  • Fully equipped kitchens (utensils, pots & pans, dish towels, etc.)

A one-time starter kit of the following is provided in each home.  You will want to bring back up supplies for a stay of more than 2 days.

Policies & Procedures

 

AGENCY DISCLOSURE

Beachwalk Vacation Rentals LLC serves as the agent & representative of all Owners of vacation properties in its rental program, and is acting at all times, in and for the best interests of the Owners.

CHECK-IN

Check-in is after 4:00 p.m. (Central Standard Time – Daylight Savings Time during summer months) at the Beachwalk office.  Absolutely NO early Check-ins during the summer season.  Beachwalk will use its commercially reasonable efforts to have the property ready for guest occupancy at check-in time, but we cannot guarantee the exact time of occupancy. Please contact the office for instructions should you plan on arriving after 6:00 p.m. during our Summer Season or after 2:00 p.m. during our Off-Season. Please Note – No arrivals are allowed on Thanksgiving Day, Christmas Day or New Years Day.

CHECK-OUT

Check-out time is 10:00 a.m.  Check-out time is strictly enforced so that the cleaning service has adequate time to prepare the property for the next guest. Guests that do not vacate the property by 10:00 AM will be assessed a fee of $50 per half hour. Return all keys to the Beachwalk office.  If checking out prior to or after office hours, please leave all keys in the Key Drop outside the office.

EARLY CHECK-IN/LATE CHECK-OUT

During the off-season months check-in and check-out times may be flexible.  The charge is $50.00 for either an early check-in or late check-out.  Please call our office at 800-814-7501 for more details or to add this additional request to your reservation.

PAYMENT

For reservations made 60 days or more prior to arrival; 25% down, with the balance being paid in full 60 days prior to arrival.  Last minute reservations, within 60 days of arrival, require payment in full.  We reserve the right to cancel the reservation if payment is not received within the guidelines specified above.  A non-refundable reservation fee of $50.00 will be added to each reservation confirmation.

RETURNED CHECKS

A $35.00 service charge will be incurred for any returned checks.

RATES

All rates are subject to state and local tax of 12%. 

SECURITY/DAMAGE DEPOSIT

This Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1,500.00. Any damages that exceed $1,500.00 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1,500.00. Certain terms and conditions apply.  Full details of the Security Deposit Protection coverage are contained in the Certificate of Insurance or Insurance Policy www.vacationrentalinsurance.com/10sdi. The Security Deposit Protection can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Beachwalk Vacation Rentals LLC any amount payable under the terms and conditions of the Security Deposit Protection.  Please contact Beachwalk Vacation Rentals LLC directly at 800-814-7501 to if you do not wish to participate in this plan or assignment.

CONFIRMATION

Confirmation of the reservation will be emailed to Guest(s) upon receipt of the reservation payment. Please read the confirmation for accuracy of dates, mailing address, number of adults and/or children, and accommodation errors must be directed to the reservations department within seven (7) days. Pay close attention to the dates of stay and the number of persons (Adults/Children) on the confirmation and lease!

RENTALS

Summer rentals are on a weekly basis from Friday to Friday or Saturday to Saturday depending on the home. Last minute availability may be an exception to this rule if the Property is vacant and/or has a shorter stay opening. Short Stays and/or off-season rentals are for a minimum of two (2) nights. Beachwalk does not rent to individuals under the age of 25 unaccompanied by a parent. ID's must be furnished upon request.  If under 25 years of age you will not be allowed to check into ANY Beachwalk Resort Rental and all monies paid will be forfeited

Absolutely no prom parties!  No exceptions-even with adults chaperoning.

OCCUPANCY

Beachwalk Vacation Rentals indicates the maximum sleeping capacity for each home. Unless arrangements are made at the time of booking, exceeding the maximum will result in the forfeiture of your security deposit, and termination of occupancy.

PETS

Most Properties do not allow pets. If a pet is brought to a rental, we will refuse occupancy and all monies paid will be forfeited. If a pet is discovered after check-in, occupancy will be terminated with no refund. If our cleaning staff finds evidence of a pet upon departure, additional cleaning fees will be applied to Guest(s) credit card. Very few exceptions are made and must be discussed prior to arrival and approval must be received from both the Owner of the property and Management of Beachwalk Vacation Rentals.  If a pet is allowed there will be additional fees.

SMOKING

No Smoking is allowed inside any Beachwalk rental accommodations. Outside smoking is permitted but please do not litter.

PARKING

Parking at Beachwalk is very limited, one or two vehicles at the Property depending on the home rented.  Additional parking is available; please see a Beachwalk associate for additional parking instructions and tags, which is required for all vehicles parking within Beachwalk Resort. During summer season parking tags are issued at check-in. Any vehicle without a parking tag will be subject to towing at vehicle owners expense.

KEYS

All keys must be returned to the office at time of Check-Out. Please do not leave keys in the property.  Guest(s) are issued 2 sets of keys at Check-In. As these are privately owned properties, Guest(s) are responsible for lost keys. The property will be re-keyed in the event that keys are lost, misplaced or non-returned. The Guest(s) will be responsible for the cost of this procedure.

LOCKOUT POLICY

In the event a Guest(s) is locked out of a property, the guest can borrow a key by coming to the office. After business hours, the Guest(s) must call Agent(s) at 1-800-814-7501. An agent will meet the Guest(s) at the office. A charge of $25 is charged for obtaining the key after business hours (If there is an Agent in the office there is no charge). If an Agent is not available after 11PM a locksmith will be required. The Guest(s) will be responsible for the cost of this procedure.

HOMES – FURNISHINGS – EQUIPTMENT – ETC.-

All homes are privately owned, furnished, and equipped by its OWNER. As such, Beachwalk Vacation Rentals LLC cannot make any changes to the furnishings or equipment provided by the owner. Décor, style and color will vary and are subject to change without notice. Under no circumstances are furniture, bedding, mattress pads, utensils or any other property supplied with the rental property to be taken or transferred from one property to another (will result in charges to Guest). Moving of furniture is prohibited, and evidence of such will result in a charge of $50. Loss of these items, as well as damage to the property or cleaning in excess of normal wear will be charged to the Guest. Certain areas in each rental property are locked for the OWNERS storage and are not included in the rental.

LINEN

A basic supply of linen is provided in each property, equivalent to the sleeping occupancy of the home. Bed linen and bath towels are not changed during your stay. The starter supply of bath soap, toilet tissue, laundry detergent, dish soap and trash bags are not replenished. Most homes do not have beach towels; please do bring your own. You may request a mid week clean or linen change at an additional fee.

CHECK-OUT PROCEDURES

A Cleaning Service will clean your accommodation after your departure.  There are a few things we ask you to do:

1)        Make sure all refuse is in outside trashcans.

2)        Place dishes in dishwasher and run.

3)        Place all used sheets and towels in a central location in the home. Leave mattress pads,   pillow protectors, comforters and pillow Shams in the room where they belong.

4)        Lock all doors and windows.  Turn off all lights.

5)        Turn heat down to 65 and air up to 78

6)        Return all Keys to office along with all parking tags.

EXTRA HOT TUB CLEANING

Hot tubs have been cleaned prior to your arrival. There will be a $35.00 charge if Guest(s) require additional cleaning of the hot tub during guest(s) stay.

LOST & FOUND

Although we cannot be held responsible for items left behind, we do make every effort to locate and return them for you.  Contact our office and “found” items may be mailed back to Guest(s) at the Guests(s) expense.  Shipping charges must be placed on a major credit card. A small handling fee will be added to the shipping cost of the item(s). 

REPAIRS – SERVICE CALLS – MAINTENANCE ISSUES

Beachwalk cannot guarantee against mechanical failure of heating, air conditioning, hot water heaters, refrigerators, Ovens, televisions, cable/satellite receivers, DVD Players, modems, routers or other appliances or equipment. Please report any inoperative equipment to our office immediately. We will make reasonable effort to have repairs done quickly and efficiently, or move Guest(s) to a different property if possible. Should a repairperson be called to a unit and find that the equipment is in working order and the problem was due to the Guest(s) oversight or neglect, the charge for the service will be the Guest(s) responsibility.

All maintenance requests must be reported to the office between 9am and 5pm (Beachwalk Vacation Rentals staff or our Emergency Answering Service answers the phone 24 hrs 7 days a week).  Guest(s) understands and agrees that Beachwalk may enter the rental property at any time for the purpose of making needed repairs.  As we do not warrant the mechanical systems or appliances of the homes, in the event of a mechanical failure we will make every effort to repair the failure as quickly as possible.  Our policy is not to refund or adjust rates for mechanical failure, but to respond quickly in an attempt to avoid any inconvenience.

RIGHT OF ENTRY

Guest(s) agree that Beachwalk reserves the right to enter the rental property anytime to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as Beachwalk may deem appropriate.

TELEPHONES / INTERNET

Most rental homes do not have a landline. Should you need to make a call throughout your stay, please stop by the rental office and we’d be happy to assist you.

Most of our Properties do have Internet connectivity.  We cannot guarantee an internet connection will be available due to mechanical/equipment failures.  Each OWNER is responsible for the installation and upkeep of Internet Modems and Routers.  We will do our best to troubleshoot issues and contact Owners/Repair Service as needed in the event your Internet connection is not working correctly, however we do not employ a technician or technology trained staff.  It is against our Policy to refund any rent because of Internet related failures. At anytime you need to access the Internet during your stay, the Café located next to the pool does offer free Wi-Fi.

FIREPLACES

Most gas fireplaces are operational all season long; please make sure gas is turned in OFF position when not in operation.

TERMINATION BY OWNER/SUBSTITUTIONS

Beachwalk Vacation Rentals strives to comply with all reservation requests for specific vacation properties. However, due to ownership changes, properties being removed from rental use, mechanical problems, or other unforeseen circumstances. Beachwalk Vacation Rentals cannot absolutely guarantee a specific rental property. Beachwalk Vacation Rentals reserves the right to change assignments without notice should the unit or property become unavailable. When comparable accommodations are not available, Guest(s) will have the option of selecting from available properties at the published rate or receiving a complete refund of their reservation deposit. If no substitution is available, Beachwalk Vacation Rentals will attempt to give as much notice as possible so other arrangements can be made.

VACATION HOME UNDER CONSTRUCTION

If Guest(s) have selected a property, which is under construction, and the property is not completed prior to Guest(s) arrival date, Beachwalk will use every effort to locate comparable accommodations at similar rates. Neither Beachwalk Vacation Rentals nor Owner will be liable to Guest(s) beyond the obligation to refund to Guest(s) all payments made.

ACTS OF GOD/CONSTRUCTION NOISE

Neither Owner nor Beachwalk shall be liable for events beyond their control which may interfere with Guest(s) occupancy, including but not limited to; Acts of God, acts of government agencies, fire, strikes, war, inclement weather or construction noise from nearby sites. NO REBATE OR REFUND will be offered in these circumstances.

HOUSE PARTIES

Rental homes are not to be used to host any type of party or event without prior approval from Management of Beachwalk Vacation Rentals. Occupancy in use of premises shall not be such as to infringe on the quiet enjoyment of its neighbors. The use of firearms or fireworks is strictly prohibited. Guest(s) certify that they have read carefully the limitations placed on the number of persons permitted to occupy the premises, and will abide by such limitations; if not, Guest(s) will be asked to vacate the property which will result a forfeiture of all monies paid.

ALCOHOLIC BEVERAGES

No drinking of alcoholic beverages by persons under the legal age of twenty-one (21) is allowed. Should a Guest(s) or guest of Guest(s) be arrested for underage drinking at the rental unit property or should Agent(s) observe a Guest(s) or guest of Guest(s) under the age of 21 drinking alcoholic beverages, this rental agreement may be terminated and the Guests evicted at the discretion of Management. Illegal drug use is strictly prohibited anywhere on Beachwalk Resort property.

INDEMNIFICATION AND HOLD HARMLESS

Guest(s) agree to indemnify and save harmless the Owner and Beachwalk Vacation Rentals for any theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s).  The terms “Agent(s)” and “Owner” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents and representatives where the context requires or permits. The term “Guest(s)” and “Your” as used in this Agreement shall include Guest(s) heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during the Guest(s) occupancy (without regard to whether such persons have authority under this Agreement to be upon the rental property), where the context requires or permits.

CREDIT CARD

Guest(s)  providing a credit card number as a guarantee do agree to pay all rent and/or any outstanding charges, accept all terms of the lease agreement and accept all during the term of the lease with Beachwalk Vacation Rentals, LLC.  Any charges incurred during the stay or additional charges added (late check out, excessive cleaning, pet fee ect.) will be automatically charged to the credit card given as guarantee.

TAX EXEMPTIONS

In order to be tax exempt from hotel/motel and state sales tax, you must provide a tax exempt certificate prior to check-in.  The check must be made payable to Beachwalk Vacation Rentals.

CLEANING SERVICES

Departure cleans are the financial responsibility of the renter and included in the total due for the reservation. The cleaning fee is shown as a separate line item and is not included as part of the rental fee, this is a non-negotiable charge.

ADDITIONAL SERVICES 

Additional services available at an additional cost include daily housekeeping, linen exchange, bike rentals, golf cart rentals, table and chair rental, cribs, beach chairs, beach umbrellas, bikes and high chair rentals. Please contact the office to inquire about these additional services. Adding any additional items prior to arrival is strongly advised as we have limited quantities.

WEBSITE INFORMATION

Every effort is made to ensure that information is accurate and complete on our website and our partner websites. However, Beachwalk Vacation Rentals will not be liable for any statistical or text errors.

ONLINE RESERVATIONS

If you place your reservation online it may take up to 48 hours for your credit card deposit to be processed.  Your reservation will be confirmed once your payment has been successfully processed.  During this period your reservation is unconfirmed.
